When you receive each of your bids, make sure each contractor includes in the bid an estimation of how long it will take the repairs to be completed.

When all the timeframes come in, multiply what the contractors told you by 3.

Believe it or not, we know this from experience.  Before we had a crew in place this is what happened 100% of the time during the bidding process.

Why does this happen?

Contractors are generally poor at estimating the length of a project.  Although many of them are very good at their craft, they also seem to forget about the amount of time it takes to set up everything up, break down/clean up, and make trips to Home Depot for supplies.

1. Even if they realize it is going to take them longer to do a job than what they are telling you, they don’t want to risk losing a job because they gave you a longer timeframe than a different contractor.

Contractors will often take on side jobs and not show up to yours for a few days unannounced (if you are lucky…sometimes they leave and don’t come back).

Once again, it is NOT advisable for an inexperienced person to renovate a property.  You can sell your house for a fair price quickly and easily.
