The other option that you have is to actually go out and get bids from contractors.

Important information to be aware of when dealing with contractors:

There have been many horror stories with people finding unlicensed contractors on Craig’s List to do work for them.  If at all possible, get bids from contractors that are referred to you from other people you trust.

Also, please note that contractors are notorious for underbidding a project in order to get your business, and then half way through the project they will demand more money to complete the project.  If a contractor bids exceptionally low on a project compared to other ones, it often IS too good to be true and you should run away from them.  You will also need to know your local municipality codes and guidelines or you could get yourself into a lot of trouble with the local housing inspector.

Contractors are also known to take your money and not complete jobs.  An important rule of thumb to live by: when running a rehab you always need to owe the contractor more than what he owes you…

Running a successful rehab is a separate topic altogether from selling a house.  If you are inexperienced on the subject and the thought scares you…well…you should be…taking on a rehab without experience or a contractor that you can truly trust is a very dangerous proposition.

If you don’t want to worry about running your property’s rennovation, sell your house quickly for cash to real estate professionals.

The best way to figure out what repairs are going to cost is to get multiple bids.  If your home needs a new roof, call three roofing companies.  New windows, call three or four window companies…and so forth…depending on the amount of repairs needed, and whether or not you have a full time job this part of the process could easily take an entire month or more to do properly.

Keep in mind that after you go through all of the hassle and work of getting multiple bids for every property repair that your house needs, this is still just a ball park estimate.  Often people will get half way through a rehab and realize that there are more repairs that a property needs than they originally planned for, or that they didn’t allocate enough money for the materials that they are putting in to the house.  Estimating rennovation costs is as much an art as it is a science.

If you do want to get a bid from contractors, keep in mind that there are many important questions to ask them:

Are you insured?

How long have you been in the business?

How many people will you have working on this project?

Are these full time employees of yours?

Are you willing to sign a lien waiver after the work is complete?

What is the best way to do this repair?

(Ask this about everything you are getting a bid for.  It is an important question because you are trying to gauge the contractors experience, knowledge and competence)

How long will the repairs take to complete?

When can you start?

Do you have pictures of previous work you have done?

Do you have a list of references that I can call?

There are many things that you will need to know from a contractor if you are considering rehabbing the house yourself.  Once again, conducting a rehab for most people is not advisable, and could actually cost you a substantial amount of money if the rehab isn’t executed correctly.
