1. Know Thyself
Make a quick list of all of your property’s basic features for reference against the comparable properties.

2. Know Your Comparables
- Look only at Sold Properties
When you figure out a property valuation, a property that is currently active on the market does not mean it is correctly priced. You can’t judge how much your property is worth based on what someone else is speculating that their property is worth. Look only at properties that have sold.
- Location, Location, Location…
If possible, find and use comparison houses that are within a quarter mile of your house. If you can’t find good comparables within a quarter mile then extend the search out to a 1/2 mile.
- Timing is Important
The comparables need to have sold within the last 6 months. This is the goal. If it isn’t possible extend the timeframe backwards until you find good comparables.
3. Example
The perfect comparable would be:
- Your next door neighbor
- The house has exactly the same features as yours in every way
- It sold yesterday
