The last part of this mini-series went over the idea of hiring an appraiser to help figure out your unwanted St. Louis home’s value.  Although in some cases an appraisal is very beneficial, much of the time in unwanted house situations it costs valuable time and money and isn’t necessarily the best thing to do.

ARV/Sale Option – Use a ‘normal’ Real Estate Agent

The second option is to get what I call a ‘normal’ real estate agent involved.  A normal real estate agent is you Mom’s friend who has been an agent for 10 years but only works with buyers looking to move in and live in the property (aka retail buyers) and sellers with homes that are in liveable condition.

By no means am I trying to take away from the quality of work that your Mom’s friend does, but if you are looking to sell a house that isn’t in liveable condition and needs a substantial amount of repairs, realize that all of her experience is in helping people buy and sell retail residential houses, not unwanted fixer uppers.  She will be receiving a 6% commission for doing something she has little to no experience doing, and as a homeowner you should be very concerned that you are relying on someone to sell your house that does not have the proper skill set.  Using your a ‘normal’ agent can be very costly in this situation.

If you want to use an agent to sell your unwanted house, you need to be aware of a few things that could potential cost you time and money:

Picking the right real estate agent for an unwanted house is challenging because many agents will list a property at a higher price than what it is worth in order to pick up your house as a listing.  So, the ARV that they would tell you is often inflated and it doesn’t take into consideration your holding and fixed costs.   Realtors also won’t tell you the price that you are going to net after all the commissions and buyer concessions that you are going to have to make.   So you will need to consider these expenses as well as your holding costs.

On the other end of the spectrum, some agents will actually list your property under market so that they can make a quick buck off of you and not have to work for it.  Realtors also won’t talk about all of the extra time that it is going take for your house to sell on the multiple listing service compared to selling it to an investor that is a cash buyer.  Over 90% of all real estate agents have their experience in retail properties that are in nice shape.  This lack of experience means that they aren’t able to calculate the cost of repairs that your property needs, how long it is going to take to make the renovations and so forth.
