Selling your house to a ‘John Rehabber’ has its own individual advantages and disadvantages (see part 10 of this mini-series for a definition of ‘John Rehabber’).

It can be a great thing if you can find a ‘John Rehabber’ that wants buy your house, fix it up,  and then move into it.  This is because, generally speaking, he will probably buy your property for a little more than what an investor would.

This is the advantage if you can find a ‘John Rehabber’ for your house.  However, if the house inspection reveals anything significant, the final sale price may end up being the same or even lower than an investor’s purchase price, so just because you found a ‘John Rehabber’ doesn’t mean that you will sell your house for a higher amount of money.

There are some negatives to selling to ‘John Rehabber’ over an investor:

  • They take much longer to find and purchase a house, this means your holding costs are higher
  • He is only interested in specific types and locations of houses.  If you house falls outside of his specific criteria, then he isn’t interested in it. (This makes him much harder to find because an investor will buy all over the place.)
  • There are financing concerns when he buys a house from you.  In this past year alone, my company has had three contracts fall through because the buyers couldn’t get the bank to finance the loan.  All three buyers were preapproved before the contract was accepted.
  • Most ‘John Rehabber’s’ look for properties through a real estate agent, so you will need to list your property with an agent to find him.  This adds an additional 6% commissions on to your expenses.
  • Depending on contract terms, you may have to give seller concessions, and even make some repairs to the property before it sells.
  • After months of searching for and then negotiating with ‘John Rehabber’, if his financing falls through you will be back at square one and probably have to sell the property to a real estate investment company, and now you will make less on the property than had you just sold it to an investor in the first place because you had to hold on to the house for extra months.
